SENIOR MANAGER PROJECT DEVELOPMENT

(National - Site Based)

Some of your duties will include:

• Leading teams to deliver projects that span across one or more business units, including management of issues, risks and project change requests to ensure successful and on-time project delivery

• Actively engage project team to participate in site specific due diligence activities and provide transaction team with negotiation guidance to mitigate risk, maximize value and ensure that workplace and schedule requirements are achievable for each space solution

• To plans, directs, and coordinates activities of designated projects to ensure that goals or objectives of project are accomplished within prescribed time frames.

• Manage the Pre-Construction/Due Diligence & Field Construction management process for Panera Renovation/Remodel/New Construction—Ground up development projects, including scheduling and communicating with consultants & general contractors, tracking progress, reviewing submitted reports, and providing recommended action steps towards project completion

• Manage the project budgeting process—from project inception thru the construction start—utilizing historical data, industry/geographical cost indexing, and project scope analysis/value engineering utilizing field construction experience

• Manage overall project schedules utilizing company owned software by creating and continuously updating any and all company projects that fall under the team responsibility

• Identify, manage and minimize risks associated with challenging project variables including procurement, value engineering, and cost reduction-throughout entire project lifecycles.

• Manage and support external communications with design consultants, permit expediters, landlords, utility companies and city officials throughout due diligence, design and pre-construction phases of development projects

• Maintain consistent focus on assisting design & procurement teams in reducing timelines and overall project durations from initial Development Committee review (1st Pass) to intermediate review (2nd Pass) through final review (CDO) to ultimately increase team productivity

• Support various operational rollout initiatives by taking a lead role in cross functional meetings and ensure accountabilities are being met to achieve the desired outcome.

• Prepare and present project status reports on all applicable development projects at regularly scheduled project status meetings.

• Work with 3rd party manufacturers/distributors to provide the information needed to ensure they can produce and ship in time to support the projects.

What skills and experience do you need?

• Bachelor degree in Civil Engineering / Architecture related field preferred with relevant qualifications; Has minimum 12+ years’ experience working in similar role in field construction project management, multi-unit development or similar project management/development fields;

• Previous experience in ground up construction is required. Mining Industry construction experience is preferred;

• Previous experience managing project scopes in the range of $ 500,000 up to 1.000.000 million dollar project scopes/budgets is required;

• Have middle level operational inspector certificate (POM) or qualifications certificate recognized by KaIT (Chief Mines Inspector) in accordance with level of position.

• Ability to read & analyze Architectural/MEP/Structural drawings is required

• Strong leadership and organizational, scheduling & time management skills;

• Ability to work both independently and as a team player and thrive in a fast paced, high pressure environment dependent on managing multiple project timelines and schedules simultaneously;

MANAGER BUSINESS DEVELOPMENT FACILITIES & SERVICES

(National - Site Based)

Some of your duties will include:

• Responsible for Design idea for development facilities, responsible on Planning and cost control, Housing, Camp and catering and monitoring restaurant.

• To establish and maintain a department that is able to provide a high quality timely and sustainable service to all end users (clients).

• To develop our employees in the group, ensuring employees are given every opportunity to develop and progress through not only Infrastructure, but also other areas of the project should the opportunity arise.

• To ensure all the infrastructure safely to use.

• Coordination with Manager Facilities and Project for new Facilities project to be maintain later on and also related to the cost analyzes and control.

• Ensures that adequate resources are available to meet scheduled and plan has been set up.

• To make strategy plan, work together with Sub ordinate (Superintendents) for General planning related to the Job Description

• Work together with planning section team to make clear the schedule, related to materials needed, priority building to be done, and the strategy to make sure the existing buildings, STP, WTP Plant and other general facilities can be extended the lifetime of function and usage.

• Reviews all maintenance schedules and coordinates activities with other departments in order to ensure optimal equipment and operation availability to meet business needs.

• Manage on new ideas related to Facilities development for better look of facilities & environment in the future

• Manage the existing facilities for occupancy of Guest house, housing, and Camp

• Manage / supervision Catering site wide

• Manage budget and cost control

• Manage related to Material control. material needed by Facilities & Services department for routine maintenance and Project

• Monitoring / supervision on Restaurant on site

• Reviews and updates departmental procedures and policies, administers discipline, enforces company policy, and ensures compliance with state, federal, or other jurisdictional laws.

• Responds to emergencies that could cause injury to personnel or loss of operational efficiency.

• Develop, establish, implement and maintain Departmental policy, procedures and systems, and monitor the adherence of these procedures within company and its Business Partners.

• Develop and maintain departmental plans that are pro-active in planning to ensure that the day-to-day operational needs are met while counterbalancing the strict operational and maintenance requirements in line with Indonesian or better standards.

• Develop and enforce sound and practical standard operational and task procedures, which fit the global standards while ensuring a continually improving approach on maintenance and operational services.

• Sets goals and coordinates the activities of the department reports in the field, workshop and various administrative office ensure consistent and quality scheduled maintenance and unscheduled maintenance are accomplished with minimal disruption to the operation.

What skills and experience do you need?

• Bachelor Degree in Civil/ Architect engineering with 5 years’ experience in Project management level or similar roles related to Project Management Infrastructure and Project control, as Manager Business Development Facilities & Services.

• Have substantial experience in the Domestic, light industrial construction industry and in particular facility maintenance and Real Estate Developer; Must have Project infrastructure knowledge on building (Civil, Structural, Mechanical, Electrical, Piping / Plumbing); Ability to read & analyze Architectural/MEP/Structural drawings is required

• Previous experience managing project scopes in the range of $100 million up to 500 million dollar project scopes/budgets is required;

SENIOR LANDSCAPE DESIGNER

(National - Site Based)

Some of your duties will include:

• Responsible for the overall landscape design including both horticultural/planting and hardscaping aspects of landscape plans for suitability of design features and ease of maintenance.

• Review designs, install and ensure proper maintenance of landscaped areas.

• Decide on plant selection, pest control, pruning and thinning of trees and supervise the overall program to maintain plant health and maintenance.

• Review company's landscape standards and suggest modifications to keep horticultural practices sound.

• Participate in the planning process and provide advice and expertise in landscaping and horticultural practices.

• Supervise contractors and property managers in the maintenance of hardscaping and plantings to ensure compliance.

What skills and experience do you need?

• Tertiary degree qualification in landscape engineering or related field

• Have minimum 10 years’ experience as a Senior Landscape Designer in the mining infrastructure projects; Has an equivalent combination of training and experience are necessary;

SR. ENGINEERING PLANNING & SCHEDULLING FACILITIES & SERVICES

(National - Site Based)

Some of your duties will include:

• Participate in the pre-qualification of bidders (including capabilities, capacities, and financial status), monitor and track contractors’ compliance to Company’s Health, Safety and Environmental (HSE), Quality and Finance procedures currently in place.

• Audits the Facility & Services (F&S) Department’s Maintenance Program to ensure commensurate with industry best practices.

• Ensures the F&S Department’s Preventative Maintenance compliance is in accordance with manufacturer’s/industry standards. Reports as to compliance and provides analysis of any variances.

• Conducts ongoing, regular reviews to ensure the integrity of the maintenance history database, in acceptable format.

• Assumes ownership of maintenance history database of the F&S Department.

• Provides safety oversight in execution of the F&S Department’s Maintenance Program.

• Reviews the F&S Department’s maintenance program to ensure plan includes reasonable resources, training, and supervision a team of skilled and non-skilled workers.

• Ensures maintenance program conforms with manufacturers recommended maintenance and addresses schedules, preventive maintenance equipment repairs, and inspections.

• Audits the planning for major jobs, including the ordering of parts and materials and scheduling of resources.

• Prepares equipment and materials lists for major jobs and ensures that equipment and materials are available when required.

• Investigates all accidents, incidents and near-misses involving the mining fleet, and takes corrective actions for immediate, longer term and permanent remediation.

• Provides recommendations regarding review of the F&S Department’s maintenance resources.

• Assess contractor’s progress and provide individual instructions, if necessary.

• In collaboration with the Health and Safety Department ensure that the necessary steps are taken to educate employees about the risks and providing appropriate training to reduce or eliminate workplace hazard, including occupational diseases, and protect service employees.

• Develop, administer and communicate department and company policies & procedures.

• Ensure department’s compliance with the requirement of Government, shareholders’ environmental, health and Safety legislation and company regulations.

 What skills and experience do you need?

• Bachelor degree qualification in Civil/ Mechanical engineering or related field, with minimum 10 years in Planning & Scheduling of Project Management, especially on facilities maintenance field experience in Mining and or EPC industry.

• Well experienced in systematic, preventative maintenance programs specially in Mechanical, Electrical & Plumbing project activities.

• Working knowledge of equipment, materials and tools used in the industry.

• Knowledge of relevant codes, standards, and regulations.

• English level: Upper intermediate.

SENIOR SPECIALIST INTERNAL AUDIT – QUALITY INSPECTOR

(National - Site Based)

Some of your duties will include:

• Responsible for providing independent, objective assurance and consulting activity designed to add value and improve an organization's operations to meet the corporate objectives;

• Review and evaluate the quality of the project to ensure the project deliverable is as stated in the contract, including the QA/QC services.

• Inspect and audit the project, such as construction, infrastructure, technical, mechanical, staffing, and other related matters.

• Support the Quality Inspector team while enhancing workflow, standardized work instructions, and optimization of services deliverable.

• Comply with the Standards, such as Professional Practice of Internal Auditing published by the Institute of Internal Auditors, company procedures, and other related standards.

• Ensure the Internal Audit Department's objectives and purposes are achieved

• Carry out audits and compliance testing to ensure that plans, policies and procedures are operating effectively with appropriate controls and recommend improvement where necessary

• Review and evaluate internal procedures and supporting documentation to ensure that they provide an effective control system and to identify any weaknesses.

• Provide information and assistance to the clients to enable them to comply with statutory requirements and standards.

• Carry out reviews of specific functions and processes to promote an independent and consulting activity designed to add best value and recommend improvements.

• Assist in the development of any internal audit programme to ensure that all functions are subject to systematic review.

• Assist in the development and maintenance of all necessary internal control and procedures to assist the clients in complying with financial regulations, statutory standards and meeting their objectives.

• Treat all information received as confidential and not discuss anything outside of Internal Audit circles without prior permission.

• Carry out audit and performs ethics investigation assigned to Internal Audit.

What skills and experience do you need?

• Bachelor's degree in Engineering Technical (Civil Structural/ Mechanical);

• At least 7 years of experience in quality inspector fields; Has general engineering exposure experience in construction, infrastructure, and mechanical in mining industry background;

SENIOR ENGINEER PROJECT

(National - Site Based)

Some of your duties will include:

• Provide technical design and analysis for Infrastructure construction and services activities; produce daily and weekly plan of project work; create monitor timeline for project work and ensure the completion on time within budget and to the required standard of quality;

• Communicate project planning issues to mining process operation and or civil section;

• Promote continuous improvement in the design function;

• Provide direct support and governance to project control team on site for budget setup and revision; cost and progress review; month end reporting included contract valuation;

• Monitor utilization and efficiency of equipment which be used for project work; monitor of water management plan; monitoring of clearing progress; monitoring of road maintenance and payload

What skills and experience do you need?

• Bachelor degree in Civil Engineering or appropriate discipline with minimum of 7 years experiences in supervisory level in Project Control Engineering, minimum 10 years in the mining or EPC industry and minimum 3 years in site based with demonstrated project management, cost control and planning skills;

• Proficient in Ms Project, Ms Office, and Desktop Publishing Package;

SENIOR PROJECT EXPEDITOR

(National - Site Based)

Some of your duties will include:

• Provide responsibility and authority of component expediting in Procurement Project. To perform expediting process for outstanding order under Procurement site buyer including general, plant and repair (all site) Component Goods;

• Responsible for calculating demand, coordinating with clients to generate and commit to order requests as well as releasing work orders. This role  will be the primary Supply Chain representative, committing to new orders based on best date fulfilment and inventory availability as well as finding opportunities to pull in previously committed orders to earlier ship dates;

• Serve as Enterprise Resource Planning (ERP) integration and super-user for site operations.

• Coordinate with clients and Manufacturing to develop a production schedule.

• Manage bill of materials, material forecasts, re-order points, work orders, and planning attributes.

• Route quality system documents for review and assessment by expanded cross-functional teams and coordinate actions and follow up as a result of the review.

• Identify and communicate changes in schedules and delivery with applicable teams and end users to achieve resolution.

• Work closely with Project Development team to determine stocking levels and expediting orders.

• Prepare reports, metrics, and data summaries as requested.

• Participate in production planning utilizing Demand Planning and manual systems.

• Assist the team with timely resolution and information gathering related to work order variances or concerns.

• Prepare information for meetings to help highlight/resolve supply or production issues.

• Ensure appropriate approvals are obtained on either the requisition or purchase order to support order placement.

What skills and experience do you need?

• Bachelor degree in business, law, engineering, supply chain or equivalent; Have Post Graduate Degree or other International Certifications in Supply Chain Management is preferable;

• Minimum 10 years of experience in procurement and logistics management in Mining/ EPC Industry with a minimum 5 of those years working in a similar position as Senior Project Expeditor;

• Experience in Materials Planning and Order Commitment within the Supply Chain system;

• Previous experience in SAP would be preferable;

• Sound understanding of the international and relevant Indonesian business, legal system, company law, immigration, manpower, importation, mines and energy regulations; Full understanding of effective supply chain business processes, procedures and technology;

SENIOR ESTIMATOR

(National - Site Based)

Some of your duties will include:

• Works with Project Engineers , Design Teams and other personnel to coordinate acquisition of input information for the estimating process for projects and proposals

• Prepares project estimates using drawings, specifications, scope, basis of design, and other project information as input.

• Prepares services estimates for projects as required to support achievement of project objectives.

• Prepares constructed cost estimates for projects as required to support achievement of project objectives.

• Prepare or arrange for detailed MTO’s (Material take-off) from tender documentation.

• Attend site visit and prepare detailed report of existing local conditions, available facilities and technical resources available in the area.

• Ensure the Estimate is built up systematically and in sufficient detail.  Sufficient explanatory notes are to be included referring the location of supplementary information.

• Prepare or arrange for detailed Vendor / Subcontractor enquiry packages

• Ensure Vendor / Contractor proposals are properly evaluated and the results tabulated in system.

• Assist designated Planner in the preparation of the construction schedule, providing man hours and plant requirement for each activity.

• In conjunction with the Tender Team identify, evaluate and rank risks as well as develop a strategy to manage and mitigate the risks.

• Ensures the Estimate Basis is “Current Cost” by utilizing current labour, staff and all material prices.

• Preparation of commercial and technical clarifications which are to be included in the proposal.

• Manage discipline estimators preparation of direct cost estimates. Ensure that the tenders are methodically built up and with sufficient detail; Assist in completing Client’s pricing and technical tender schedules, and also preparation of the project indirect costs.

• Evaluates historical data, including purchase orders, subcontracts, force reports, and productivity reports and incorporate relevant data into company unit cost, material, and labor factors.

• Actively participate in “Brain Storming” meetings to identify competitive advantages and alternative tender options.

• Utilizes and maintains estimating software programs and systems for the project as well as trains others on how to use the program.

• Maintains files of project estimates and supporting backup documentation for reference during project execution.

• Monitors subcontract and purchase order awards, compares awarded costs to budgeted costs, determines the bases for variances, and adjusts estimating systems, models, and unit pricing to adjust future estimates.

• Reviews design options and recommends best solutions based on cost, engineering quality, or availability of materials.

• Maintains relationships in the industry to facilitate the acquisition of estimating data and processes.

• Prepares estimates to support the change management process for projects.

• Works with Project engineers and Project Development team to monitor project implementation for compliance with the basis of the project estimate as required.

• Collaborate with Project Development Dept. for estimating topics, evaluates opportunities for their improvement and advancement, and recommends actions to act upon those opportunities.

• Other duties as assigned.

What skills and experience do you need?

• Civil Degree or post graduate study in Construction management or related discipline with 12 years field experience in civil engineering and construction experience;

• Have experience in project delivery related to estimating activities including preconstruction and procurement as Lead Estimator / Senior Estimator;

• Proficient in Ms Project, Ms Office, and Desktop Publishing Package; proficient in Resources Analysis; proficient in Estimating utilizing software such as SAP or other ERP will be additional advantage;

• Broad overview of current project estimating, budgeting and costing, Construction regulations, Workplace Health & Safety regulations, Quality assurance; Operational costs and processes; Specific knowledge of site man hour productivity rates and equipment utilization;

• Procurement experience desirable; Negotiation and client liaison experience desirable;
